FEDERAL HOUSING ADMINISTRATION (FHA)
Its main purpose is the insuring of residential mortgage loans made by private lenders. FHA also sets standards for underwriting mortgages. The FHA, or Federal Housing Administration, provides mortgage insurance on loans made by FHA-approved lenders. FHA insures these loans on single family and multi-family homes in the United States and its territories. FHA LOAN LIMITS
FHA lending limits vary based on a variety of housing types and the state and county in which the property is located. The FHA 203k Loan program is the Department's primary program for the rehabilitation and repair of single family properties. Basically a San Diego home improvement loan. As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. Since these are the primary goals of HUD, the Department believes that FHA 203k loan is an important program and they intend to continue to strongly support the program and the lenders that participate in it.
The VA loan began in 1944 through the original Servicemen's Readjustment Act, also known as the GI Bill of Rights. The GI Bill was signed into law by President Franklin D. Roosevelt and provided veterans with a federally guaranteed home with no down payment. This feature was designed to provide housing and assistance for veterans and their families, and the dream of home ownership became a reality for millions of veterans. VA guaranteed loans are made by private lenders, such as banks, savings & loans, or mortgage companies, to eligible veterans for the purchase of a home for their own personal occupancy. The guaranty means the lender is protected against loss if you or a later owner fails to repay the loan. The guaranty replaces the protection the lender normally receives by requiring a down payment allowing you to obtain favorable financing terms. If you are looking to purchase a home with no money down, you're in luck if you qualify, VA mortgage loans can be guaranteed with no money down in most cases. There is no private mortgage insurance requirement with a VA guaranteed loan. The VA even offers help for those looking to refinance.
